Key Responsibilities

Strategic Sales & Business Development

  • Identify and qualify modernization opportunities within both existing and new client portfolios.
  • Develop strategic account plans using KONE's CRM tools to manage pipeline, forecast revenue, and optimize sales performance.
  • Define and execute market coverage strategies to maximize territory penetration and share of wallet within targeted customer segments.
  • Analyze win/loss trends and continuously refine sales approach to improve conversion rates (hit rate), shorten sales cycles, and increase overall sales productivity.
  • Conduct comprehensive site surveys and audits to develop modernization proposals aligned with performance, safety, energy efficiency, and lifecycle value.
  • Proactively position KONE's value-added solutions, including KONE 24/7 Connected Services, People Flow Intelligence, and energy-saving upgrades, as strategic differentiators.
  • Ensure all sales proposals and contracts are developed with full commercial integrity, aligning with KONE's compliance, pricing, and risk mitigation frameworks.
  • Drive consultative sales cycles from initial contact through to contract execution, ensuring alignment with gross margin, pricing, and risk mitigation targets.

Customer Relationship Management

  • Act as a technical advisor and modernization consultant to property owners, facility managers, consultants, developers, and portfolio investors—guiding them through lifecycle planning, code compliance, and future-proofing of their vertical transportation systems.
  • Establish and nurture long-term relationships to support both short-term wins and long-term strategic growth.
  • Leverage CRM systems (Salesforce or equivalent) to maintain accurate customer insights, decision-making hierarchies, and opportunity tracking.

Technical & Commercial Expertise

  • Collaborate with engineering, project management, installation, and operations teams to validate technical feasibility and ensure seamless project handovers.
  • Provide high-level technical input during tendering, including solution design, scope definition, code compliance, and lifecycle cost modeling.
  • Analyze building lifecycle data to develop forward-thinking modernization solutions that align with client budgets, timelines, and sustainability goals.

Market Intelligence & Reporting

  • Monitor industry trends, competitor offerings, regulatory changes, and technology advancements to maintain a leading-edge market position.
  • Provide accurate reporting on sales performance, forecasting, and pipeline via CRM dashboards and management reporting tools.
  • Contribute insights to internal product development, pricing strategy, and go-to-market initiatives.

Technical & Commercial Competencies

Modernization & Engineering Knowledge

  • Deep understanding of modernization solutions for elevators and escalators, including controller upgrades, mechanical refurbishment, safety improvements, and compliance mandates.
  • Familiarity with relevant local and international safety codes, accessibility standards, energy efficiency guidelines, and building performance frameworks.

Digital Solutions & Innovation

  • Expertise in selling digitally enabled solutions, such as predictive maintenance, real-time monitoring, and IoT-based upgrades (e.g., KONE 24/7 Connected Services).
  • Ability to articulate the business case for digital transformation in the built environment.

CRM & Sales Process Mastery

  • Strong proficiency with Salesforce or equivalent CRM platforms.
  • Experience in using data-driven insights for pipeline management, account segmentation, opportunity scoring, and forecasting.

Financial & Commercial Acumen

  • Solid understanding of P&L impact, cost structures, ROI modeling, and commercial risk management.
  • Skilled in contract structuring, pricing strategies, and negotiating terms aligned with profitability and compliance.

Preferred Industry Background

  • 7-10 years of experience in vertical transportation products & Controls, or other smart building technology providers is highly desirable.
  • Familiarity with commercial real estate, facility management, or infrastructure modernization projects is advantageous.
